  1. The most common dispute facing homeowners is the Dividing fence issue.   2. When purchasing an existing house, always check the lighting, even by just switching it on. Likewise with swimming pools, make sure they are working and you understand the type and method of operation. You can get the present owner to explain in detail and demonstrate for you while you make notes.

     
  3. Check drainage and plumbing is working by running taps to see if the water is getting away at a reasonable rate and if the taps are leaking.

     
  4. Roof gutters are expensive to repair or replace, if possible get a good look at them, a chair will usually get you close enough to see if they are rusted out. Blocking can often be seen by signs of staining on the soffit lining or runover on the face of the gutter

     
  5. Staining showing on a ceiling can indicate a leaking roof or in some cases a lack of ventilation causing condensation.
